Home Equity Loans in Singapore: Unlock Funds from Your Private Property Without Selling It

Your private property may be worth more today than when you bought it. A home equity loan—also known as a cash-out or mortgage equity withdrawal loan—may allow you to borrow against part of that built-up value without selling your property.

The property is used as security for the loan, and the amount available depends on factors such as its current bank valuation, any outstanding mortgage, your income and existing financial commitments, your age and the bank’s lending criteria.

What can a home equity loan be used for?

Subject to the bank’s terms, the funds may be used for legitimate personal or business needs such as:

  • Renovating or upgrading your home
  • Funding education expenses
  • Supporting business cash flow or expansion
  • Consolidating higher-cost debts into a potentially lower-cost secured facility
  • Meeting other major planned expenses

Potential benefits

Access liquidity without selling your property

You can retain ownership of your private property while unlocking part of its value.

Potentially lower borrowing cost than unsecured credit

Because the loan is secured by property, the interest rate may be lower than that of some unsecured personal loans or revolving credit facilities. Always compare the effective cost, fees and total interest payable.

Longer repayment tenure may reduce monthly instalments

A longer tenure can make monthly payments more manageable, although it may increase the total interest paid over the life of the loan.

Flexible use of funds

The loan can support a range of approved needs, subject to the bank’s conditions.

Who may qualify?

Home equity loans are generally available to eligible owners of private residential property with sufficient equity. HDB flats are not eligible for mortgage equity withdrawal loans.

Approval and the amount offered remain subject to the bank’s valuation, credit assessment, applicable loan-to-value and total debt servicing rules, and other terms.

Having a fully paid property does not automatically guarantee approval. Likewise, a private property with an existing mortgage may still be considered if sufficient equity and repayment capacity remain.

Borrow carefully

A home equity loan is secured against your property. Missed repayments may lead to serious consequences, including enforcement against the property. Before proceeding, consider:

  • Whether the monthly instalments remain affordable if interest rates rise
  • Legal, valuation, processing and other applicable costs
  • Whether the purpose of borrowing justifies the long-term commitment
  • Maintaining adequate emergency and retirement savings
