Bank In-Principle Approval in Singapore: Know Your Home Loan Budget Before You Buy

Before you pay an option fee or commit to a property in Singapore, it helps to know how much a bank may be prepared to lend. A bank’s In-Principle Approval (IPA), sometimes called Approval-in-Principle (AIP), gives you an indicative home loan amount based on a preliminary assessment of your financial profile.

An IPA can make your property search more focused, but it is not the same as final loan approval.

What is a bank In-Principle Approval?

An IPA is a bank’s preliminary indication of the home loan amount you may qualify for. The bank may review your income, existing debts, credit history, age, proposed loan tenure and other information before giving an indicative amount.

The IPA helps you estimate your property budget, likely downpayment and monthly instalment before you make a major commitment.

Why obtain an IPA before paying the option fee?

Knowing your indicative loan amount helps you shortlist properties within reach and estimate how much cash and CPF savings may be needed.

Reduce financing surprises

If the eventual loan amount is lower than expected, you may need to provide more cash or reconsider the purchase. Obtaining an IPA early can reveal affordability issues before you commit.

Move faster when you find a suitable property

With your documents and preliminary assessment already in place, the full loan application may be more straightforward. However, the bank must still conduct its final checks.

What may affect the IPA amount?

Each bank applies its own credit criteria. Factors may include:

  • Your fixed, variable or self-employed income
  • Existing mortgage, car, credit card and other debt commitments
  • Your credit history and recent credit applications
  • Your age and requested loan tenure
  • The number of outstanding housing loans you have
  • The property type, purchase price and bank valuation
  • Applicable Total Debt Servicing Ratio (TDSR), Mortgage Servicing Ratio (MSR) and Loan-to-Value (LTV) limits

How do current housing-loan rules affect an IPA?

According to MoneySense, the TDSR threshold generally limits total monthly debt commitments to 55% of gross monthly income. A 30% MSR applies to relevant HDB flat and Executive Condominium purchases. Bank-loan LTV limits also depend on factors such as existing housing loans, loan tenure and the borrower’s age.

These limits are maximum regulatory parameters, not a promise that a bank will lend the full amount. A bank may approve less after assessing your circumstances.

Documents commonly requested

Requirements vary, but you may be asked for:

  • NRIC or passport and residency details
  • Recent payslips, CPF contribution history or Notices of Assessment
  • Bank statements or evidence of variable and self-employed income
  • Details of existing loans and credit facilities
  • Property information, if a property has already been identified

Provide complete and accurate information. Changes to your income, debts, credit profile or chosen property may affect the final decision.

Does an IPA guarantee the final home loan?

No. An IPA is indicative and usually valid only for a limited period set by the bank. Final approval may depend on document verification, credit checks, the property’s acceptable valuation and condition, legal requirements, and the bank’s prevailing lending criteria.

Do not treat an IPA as an unconditional promise of financing. Review the final Letter of Offer and property loan fact sheet carefully before accepting a loan.
